Independent Study Explores How AI Can Advance Affordable Housing and Mixed-Use Urban Development

Last spring as a sophomore, Henry Harvey ’27 took the AI in Business and Global Challenges course, which included a section on real estate. The experience introduced him to how AI tools are beginning to shape property valuation, housing policy, and urban planning.

With his interest in AI and real estate piqued, Henry designed an Independent Study focused on how AI can help cities address affordable housing needs within mixed-use urban developments.

In the fall, Henry researched ways cities can use data tools and AI-powered modeling to guide infrastructure planning, design and amenity options, and equitable development to expand accessibility. To support his study, Henry attended a panel discussion with Cappelli Development and RXR Realty about the new developments of Hamilton Green and District Galleria in White Plains. Through the panel, interviews, and a tour, Henry gained a deeper knowledge of mixed-use building design (apartments, co-working spaces, wellness facilities, gathering areas, and flexible layouts) to support urban living, affordable housing, and a more connected, walkable community.

As his senior year progresses, Henry’s focus will shift to researching the use of AI to design community/public spaces in urban cities and understand their environmental impact.

This Independent Study has been a rewarding experience for Henry, offering a real-world perspective on the intersection of AI, community design, and urban living. Projects like this demonstrate how students can extend learning beyond the classroom at RCDS and engage in initiatives that address important community issues.
